To achieve stand alone funding the deposit and fees are accessed from the original security property and the new investment is bought at a maximum 95% LVR.
The LVR on the original property will now grow according to the amount of the money borrowed, whereas it may have had a 30% LVR you may increase it to 60% depending on the new borrowings.
LMI will be payable on the new (or both) property if the LVR is above 80%.
